Commercial tenancies sought for iconic Bondi Pavilion (Shop 2 + 3)

Waverley Council is seeking to appoint a vibrant mix of commercial tenants to operate from the iconic Bondi Pavilion when the building reopens either later this year or early next year.

Council is currently restoring the landmark building as part of a conservation and restoration project that will retain the building as a community and cultural hub for future generations.

The procurement process to appoint future tenants for two tenancies located on the ground floor at the northern end of the building begins on 9 February 2020 through Expressions of Interest (EOI). The EOI is for a retail tenancy (shop 2) and food and beverage operator (shop 3).

Mayor of Waverley, Paula Masselos, said the EOI presents an exciting opportunity for a unique food and beverage offering and retail outlet in one of Sydney’s most famous locations.

“We want to attract providers who will relish being part of the fabric of a heritage building and whose offerings compliments the needs of people who live, work and visit Bondi,” Mayor Masselos said.

“We are very proud to be giving the Pavilion a new lease of life so that it can continue to serve as a meeting place and a place of cultural learning with a strong focus on sustainability.

“The community told us they wanted Council to retain the Pavilion as a community and cultural hub, and we listened.”

The EOI is Stage 1 of a two-part process with a select tender (Stage 2) to be undertaken following the completion of the EOI process.

“Being part of Bondi Pavilion is such a unique and special opportunity, and we’re expecting that this EOI will attract plenty of interest,” Mayor Masselos said.

Late last year, Council shortlisted four food and beverage operators for the Pavilion’s Shop 4 southern ground-floor tenancy with a report due to go to Council early this year.

Building works at the Pavilion began in June last year with head contractor Buildcorp expected to take 18 months to complete the heritage restoration which includes:

  • New and improved amenities on the northern side of the Pavilion, including a family change room
  • Courtyard spaces will be landscaped and updated for multi-purpose use
  • Renovated community spaces
  • Renovated art gallery and theatre
  • A ‘Bondi Story Room’ which will be used as a flexible social history exhibition space
  • A community radio studio
  • New tourist centre/box office to the north of the entrance foyer
  • Renovated commercial spaces for hospitality and other services
  • A new Indigenous public artwork
  • A larger space for the Pottery Studio and a second kiln.

The commercial spaces in the northern end of the Pavilion comprises around 191  square-metres of internal space and around 74  square-metres of outdoor dining space, subject to development application approval.
